Pros of the Property

a) Lagoon Waterfront and is a fat L shape with the long part of the L being water front (see survey map).
b) Half of the property is high ground (over 10 feet), and half low ground (3 feet above sea/lagoon level). This place was not flooded by the Tsunami (see cons too).
c) This is the cul-de-sac property, the last one on this lane.
d) If and when the Southern Highway is completed, this property is 7 km from the Baddegama Exit on the highway.(see Google Satellite Map). Currently, Its 2 km from the Galle Road, and 20 minutes away from Galle if you drive (see Directions). Public transport; there is direct bus to Galle, but the time to get to Galle depends on when you catch the bus !!.
e) The standard waterfront pluses, like great sunrises. For great ocean sunsets, drive 1 km to the beach.
f) Clear title. This property is part of what is called "Partition Property" in Sri Lanka. i.e. The owner of a large parcel of land died intestate, and the property was subdivided thru judical procedure. Mr. Halkawela, Attorney at Law, Fort, Galle verified the deeds and was responsible deeds for transfer deeds. Extemely thorough lawyer. My only quibble would be, slow, but then through and slow are synonymous.
g) Lots of Fruit Trees, 3 Large cashew trees, 3 Large Mango tree, Over 20 coconut trees.
h) Two wells (water) in on the property. i.e. Ample water supply.
i) Adjoining property (#43 in survey map) of 0.25 acres is probably purchasable, making this almost an acre.

Cons of the Property

a) Lagoon bottom is muddy. i.e. Not ideal for swimming. The beach 15 mins away is preferable.

Why am I Selling

I bought this property hoping that I would retire to in someday. The neigbourhood is pleasant as are most of the people. However, Its very frustrating to manage this place from half the world away. Its been one and a half years since I have been able to visit the property (Work of late has not permitted me to take more than a weeks vacation).
It seems simple instructions cant be carried out, i.e. cut the grass if its over an inch high. Clean the bathrooms once a month. All works fine while I am there, but once I leave everything stops. Yes, nothing gets done but there is a never ending litany of things that apparently need to be fixed urgently, i.e. send money.
Oh, did I mention that the phone bill didnt get paid for many months and got disconnected. I suspect this was to avoid direct communication with me.
I have had it.
